Nature of the platform
Ethadna is a digital platform providing the operational tools to run an owners association. It is a technical intermediary and does not manage properties and does not intervene in the association’s administrative decisions.
Subscription and fees
Joining and using the platform is free: there is no annual subscription fee and no cap on units or owners. Instead, the platform earns a percentage of the amounts actually collected for the building. It is taken out of each payment as it is collected and is never added on top of what the owner is asked to pay. The applicable rate is shown in the property manager’s dashboard.
Collection and transfers
Owner fees are collected online through a payment gateway licensed by the Saudi Central Bank. Accepted methods: mada, Visa, Mastercard, Apple Pay, Samsung Pay, Tamara. Funds are transferred to the manager’s account within 1 to 5 business days.
Payment gateway fees
The platform covers gateway fees up to 10 per transaction. Above that amount, the subscriber covers only the excess.
Legal collection
If a unit owner is more than 3 months late, at the property manager’s discretion, the file may be escalated to a legal collector. The owner is notified 14 days in advance. Collection fees do not exceed 15% of the claim and are borne by the late owner.
Closing an account
An account does not lapse, as there is no subscription to renew. If the subscriber asks to close their account, data is retained for 90 days and may be exported during that period.
Intellectual property
All intellectual property rights in the platform are reserved. Data entered by the subscriber belongs to the subscriber, who may export it.
Data confidentiality
The platform complies with the Personal Data Protection Law (PDPL). Full SSL encryption and a PCI DSS payment gateway. Data is not shared with third parties except to process payments or under a court order.
Limitation of liability
The platform is a technical intermediary and is not liable for disputes between owners or for the manager’s decisions. Its maximum liability does not exceed the total commission it earned on the building’s collections over the preceding twelve months.
Governing law
These terms are governed by the laws of the Kingdom of Saudi Arabia. Any dispute is referred to arbitration or the courts in Riyadh.
