Unit owner terms

This is a translation of the Arabic terms. In case of any difference, the Arabic version prevails.

Nature of the service

Ethadna gives unit owners digital tools to pay owners association fees online, follow the building’s expenses, request maintenance, and communicate with the property manager. Registration and use are entirely free for unit owners.

Registration

Unit owners are registered by invitation from the property manager. The owner receives an SMS with a registration link, and the account is linked to their unit automatically.

Paying fees

Owners pay their due association fees online from their personal page using mada, Visa, Mastercard, Apple Pay, Samsung Pay or Tamara.

Payment reminders

Once a payment is more than 15 days past its due date, the owner starts receiving daily reminders by SMS and WhatsApp.

Legal collection acknowledgement

By registering, the unit owner acknowledges and consents in advance that if payment is 3 months or more overdue, the property manager may refer the file to a legal collector. Collection fees do not exceed 15% of the claim and are borne by the late owner. The owner is notified 14 days before referral.

Owner rights

Full transparency over the building’s expenses, maintenance requests through the platform, data export at any time, and the right to request deletion, subject to the statutory obligation to retain financial records.

Data confidentiality

Owner data is protected under the Personal Data Protection Law (PDPL) with full SSL encryption. Banking data is never stored on the platform; it is processed by the PCI DSS payment gateway.

Liability

The platform is a technical intermediary and is not responsible for setting fees or spending expenses. The relationship between the owner and the property manager is direct.

Governing law

These terms are governed by the laws of the Kingdom of Saudi Arabia. Any dispute is referred to arbitration or the courts in Riyadh.
