Terms of use

This is a translation of the Arabic terms. In case of any difference, the Arabic version prevails.

These terms govern your use of the Ethadna platform on the web (platform.ethadna.sa) and of the Ethadna mobile app on iOS and Android. By using either, you accept these terms in full.

2. Nature of the service

Ethadna is a technical intermediary that organises the relationship between property manager, unit owner and service provider: registering buildings and units, calculating and collecting association fees online, recording expenses, handling maintenance requests, running votes and producing financial reports. The platform does not set the fees, does not spend the money and does not carry out maintenance itself — it records what the parties decide.

3. Accounts and registration

An account is created with an active Saudi mobile number and verified by a code sent over SMS. You are responsible for your device, your number and everything done from your account. You agree to provide accurate, current information; we may suspend any account whose details prove false or that is used in a capacity its holder does not hold.

A unit owner is registered by invitation from their property manager and linked to their unit on first sign-in. A service provider is reviewed before their account is activated.

4. Use of the app

You are granted a personal, non-exclusive, non-transferable licence to use the app on your own devices for lawful purposes. Modifying the app, reverse-engineering it, attempting to reach other users' data, disrupting the service or automating access beyond normal use are all prohibited.

5. Payments

Payments run through a certified gateway (mada, Visa, Mastercard, Apple Pay). The platform never stores card details; they are handled directly by the PCI DSS compliant gateway. Every transaction produces a receipt inside your account.

Fees paid by a unit owner belong to the owners association of their building and are transferred to the association's registered bank account as directed by the property manager. Any platform commission is shown before you confirm. Subscription fees and commissions are not refundable once the service has been delivered, except in a proven technical error.

6. Your content

Photos, documents and notes you upload remain yours. You grant us a limited licence to store them and show them to authorised parties within your own building, solely to operate the service. You are responsible for the lawfulness of what you upload; content that breaks the law or violates another person's privacy is not permitted.

The Ethadna name, logo, interface design and software are ours and legally protected. Using the platform grants no right to any of them.

9. Suspending and deleting your account

You may stop using the platform at any time. To request deletion of your account and personal data, open the app and go to Settings → Delete account, or write to info@ethadna.sa from the phone number or email registered on your account. We begin processing within thirty days of verifying the request.

Records we are legally required to keep are excluded: financial records and tax invoices are retained for the period Saudi law prescribes and then destroyed. Deleting a unit owner's account does not cancel any outstanding financial obligation to their owners association.

We may suspend or terminate an account that breaches these terms, telling the holder why unless a legal obligation prevents it.

10. Limits of liability

The service is provided as is, and we make reasonable efforts to keep it available. We are not responsible for the financial or administrative decisions taken by a property manager or by owners, for the quality of a service provider's work, or for interruptions caused by force majeure or by third parties such as the payment gateway or the mobile network.

11. Changes to these terms

We may update these terms; the date at the top of this page shows when. Continuing to use the platform after publication means you accept the updated version. Material changes are flagged inside the app.

12. Role-specific terms

Alongside these general terms, role-specific ones apply: property manager terms and unit owner terms. Where they conflict, the role-specific terms prevail within their scope.

13. Governing law

These terms are governed by the laws of the Kingdom of Saudi Arabia. Any dispute is referred to the competent court in Riyadh.
